House-Hacking in St. George: Using a Duplex or Casita to Cover Your Mortgage

House-Hacking in St. George: Using a Duplex or Casita to Cover Your Mortgage

Written by Whetzel Homes Collective | Published October 22, 2026

House hacking St. George style means you live in one unit and rent the other, usually a duplex or a legal casita. The rent can help pay the mortgage only after that unit is legal to rent and a tenant is actually paying. A vacant month still has the full payment. No citywide rent figure can replace the lease on that unit.

How house hacking St. George duplexes and casitas are supposed to work

The idea is simple. You occupy one dwelling and someone else pays rent for another dwelling on the same property. The mortgage, tax, and insurance are still yours. The rent is an offset, not a promise that the payment disappears.

In St. George the second dwelling is usually one of two things. A duplex, or a three- or four-unit building, is a separate legal unit with its own kitchen and its own entrance, in a zone that allows it. A casita or accessory dwelling is a second unit on a single-family lot, and it is legal only when the city and the building codes say so. An unfinished room over a garage is not rent until it has passed the inspections that make it a dwelling. The rules for that second unit are in ADU and casita rules in St. George.

Where small buildings are allowed is a zoning question, not a financing slogan. Duplexes and fourplexes in Washington County walks through the county zone and why a city lot is a different map.

What the rent has to cover, without a made-up rent

We will not print a St. George rent or a mortgage rate. Both move, and both depend on the unit. Build the month like this, using numbers from the lender, the listing, and leases you can verify:

  • Principal, interest, taxes, insurance, and HOA dues for the whole property.
  • Utilities the owner pays, plus a repair reserve. Desert cooling and hard water are real maintenance, even when you live there.
  • Vacancy. Use an empty month in the first year instead of assuming 12 paid months.
  • Rent you can document: a current lease, or a rent the appraiser supports if the lender will count it.

Subtract the rent you are willing to count from the monthly cost. What is left is what your own income must cover. If that remainder only works when the casita is never vacant and the rate on the pre-approval is a guess, the hack does not cover the mortgage. It hopes to.

The lender decides whether the rent counts

Fannie Mae, Freddie Mac, and FHA can treat a 2- to 4-unit property as a primary residence when you occupy one unit. Each program has its own down payment, reserve, and rental-income rules. A single-family down payment is not automatically the down payment on a fourplex. A lender may count only a portion of market rent, and only with an appraisal or a lease. Ask which program applies before you write the offer.

A casita is harder. Many lenders will not count accessory-unit rent unless the unit is legal, permitted, and acceptable to that investor’s guidelines. “We can put a kitchen in later” is not income. Get the city’s answer in writing, then ask the lender if that answer is enough. If either one says no, leave the rent out of the qualification.

Legal rent and fair housing come first

You can collect rent only for a use the city allows. A long-term tenant and a nightly guest are different licenses, different taxes, and often different zones. Compare them in long-term versus nightly rental. An HOA can restrict rentals even when the city allows them, with a specific protection for a qualifying internal accessory dwelling. Read the CC&Rs. Our HOA fee guide shows where those rules live.

House hacking is still housing. You do not advertise or select tenants based on familial status, disability, race, religion, sex, national origin, or the other classes fair housing law protects. “Ideal for a quiet single professional” is steering. Describe the unit, the lease term, and the screening criteria you apply to everyone.

Living next to your tenant is the part spreadsheets skip. Noise, parking, and shared yards need a lease that matches how the property actually works. Utah landlord-tenant rules still apply because the tenant is next door, not because the tenant is a stranger across town.

What it means for buyers, sellers, and investors

Buyers should shop the unit they will live in and the unit they will rent as two products. A duplex with one side unfinished is a construction project plus a house hack. Budget both. Sellers of small multi-family homes help their file when they can show a legal certificate of occupancy for each unit and any current leases. Investors who do not plan to live there are not house hacking. They are buying a rental, and the loan is often priced that way. See investing in St. George for that path.

Before we tour, the next step is a written buyer-broker agreement. Buyer-agent pay is negotiable, and the seller does not have to cover it. Start your St. George home search with the occupancy plan you can actually qualify for. Book a no-pressure chat with our St. George team if you want the duplex and the casita options sorted before you call a lender.

Frequently asked questions

Does house hacking mean the tenant pays my whole mortgage?

Only if the rent, after vacancy and the bills you still pay, is at least the full payment. Many owners cover a portion. Run the worksheet with a vacant month before you rely on a full offset.

Can I count casita rent when I apply for the loan?

Only if the unit is legal and the lender’s program accepts that rent. Ask both the city and the lender. Leave the income out until both say yes.

Is a duplex easier to finance if I live in one side?

Owner-occupying one unit is what lets several loan programs treat a 2- to 4-unit property as a primary residence. The down payment and reserves are still program rules. They are not the single-family terms by default.

Can my HOA stop me from renting the other unit?

It can restrict many rentals in the recorded declaration. A code-compliant internal accessory dwelling has a specific protection in Utah Code 57-8a-209. A detached casita does not automatically get that protection. Read the documents for the property.
